Sometimes what may seem a simple calculation, is often not the case when it comes to Capital Gains Tax on the sale of a B&B.
As Zeal have helped a wealth of B&B owners around the UK save tax via capital allowances, we have a strong understanding of the various taxes and tax planning opportunities applicable to these businesses. CGT on sale of a B&B is not straight forward and is often overpaid.
This month we were approached by an ex-client to review the CGT calculation on sale of their B&B. They had made a significant profit and were facing a CGT bill of over £20,000. The calculation was complicated by the fact the property had been used for a business, let out to tenants and been the owners home during the period of ownership. Zeal reviewed the calculation and drew up a timeline of the ownership and business history. By applying the legislation to the facts of the case, the CGT liability was reduced to just over £3,000.
Principle Private Residence Relief (PPR) was available to exempt the gain for periods it was their main residence (home). It was also available during the period the property was used as a business, but restricted for areas of the property that were used ‘exclusively’ for business purposes. In a B&B, this would be the bedrooms used for the business only. All communal areas, still qualify for PPR relief. A just and reasonable estimate of the percentage of the floor area was assessed and used to calculate the restriction to the PPR relief. To further reduce the gain, lettings relief was also claimed. |

In March, Zeal were thrilled to be shortlisted for an FSB Wales Celebrating Small Business Award in the 'High Growth Business of the Year' category. The business has grown over 300% since 2017 and last year, we identified almost £50m in unclaimed capital allowances for businesses (400% increase from £10m in year 1) unlocking £12m in tax savings and cash rebates for clients.
A few months ago, Zeal were also named as the 7th most rapidly growing company in Wales in the Fast Growth 50 List.
