In April 2025, the FHL tax regime was abolished for short-term let owners. As part of these changes, owners will soon lose their ability to claim capital allowances. There is stll time to claim your tax relief entitlement – but time is of the essence!
Whilst you may have heard of capital allowances already and even think “my accountant already claims capital allowances for me”, you may not realise that there’s an extra level of capital allowances that could be available to you which an accountant is NOT typically able to claim.
This extra tax relief can be claimed on part of the amount you spent to purchase, build, convert or refurbish your property for the ’embedded’ fixtures within the fabric of the building. Essentially, these are items that would not fall out if the building was turned upsidedown like electrical and heating systems, water pipework and much more. On average, 20%-30% of the original costs you incurred is identified in qualifying capital allowances. Even if you incurred expenditure or bought the property years ago, you could still make a claim now!
Whilst an accountant can claim capital allowances, it is usually restricted to items like furniture and equipment that you purchase and have a receipt for. To make this specific tax relief claim, quantity surveying skills and specialist capital allowances knowledge is required. That’s where Zeal come in.
